THE QUESTIONS
EVERYONE ACTUALLY ASKS.
Rights, formats, costs, disclosure, and strategy. Answered directly, with the caveats left in rather than edited out.
Rights and permissions
- Can I use listing photos in a video?Only if you hold the rights or have permission. Real estate photos are copyrighted by the photographer unless the contract assigns them. Most listing photography is licensed to the agent or brokerage to market that specific listing, which usually covers video for that listing. Check your license before publishing.
- Is it legal to use Airbnb listing photos in a video?Legal if they are your photos or you have permission from whoever owns them. If you took the photos of your own listing, you can use them freely. If a photographer, previous owner, or property manager supplied them, you need their permission. Airbnb hosting a photo does not give you rights to it.
- Do I need my photographer's permission to make a video from their photos?Usually yes, unless your contract already grants it. Making a video from photographs creates a derivative work, which is a right the copyright holder controls. Most real estate photography licenses cover marketing the listing broadly enough to include video, but you should confirm in writing rather than assume.
- Can I use photos from a listing I don't represent? No. Photos from another agent's listing belong to that photographer or brokerage, and using them is copyright infringement even for a portfolio sample or a pitch. If you need sample work, use your own listings, a property you own, or ask another agent for written permission.
Formats and specs
- What aspect ratio should a real estate video be?Use 9:16 vertical for Instagram Reels, TikTok, and YouTube Shorts, where most property discovery happens. Use 16:9 horizontal for listing pages, email, and YouTube. Use 1:1 square for feed posts. Export the same project in all three rather than forcing one ratio everywhere.
- How long should a real estate video be?Fifteen to thirty seconds for social discovery, where you are competing against a scroll. Forty-five to ninety seconds for a listing page or a client email, where the viewer arrived intentionally. Commercial property video can run two minutes because the audience is qualified. Match length to intent, not to how much footage you have.
- What resolution and file specs should a listing video use?Export 1080 x 1920 for vertical and 1920 x 1080 for horizontal, H.264 MP4, 30 frames per second. That is what every major platform accepts and re-encodes cleanly. 4K adds file size without visible benefit after platform compression for a video watched on a phone.
Strategy
- Is video actually worth it for real estate listings? For distribution, yes. Every major social platform weights watch time, so video reaches audiences a photo carousel cannot. Whether it sells a specific house faster is harder to isolate, since listings that get video also tend to get better photography and more marketing overall. The reliable benefit is reach.
- Where should I post real estate videos?Instagram Reels and TikTok for discovery beyond your existing audience, YouTube Shorts for search-driven and local intent, Facebook for older buyer demographics and local groups, and the listing page plus client email where the viewer already has intent. Export natively for each rather than reposting a watermarked download.
- How often should a real estate agent post on social media?Three to five times a week, sustained. Consistency matters more than volume because accounts fail by going quiet, not by posting too little. A schedule of three posts you can hold for a year beats seven a week for a month. Batch production is what makes a sustainable schedule possible.
- What should a real estate agent post besides listings?Neighborhood and market context, explanations of the buying and selling process, before-and-after transformations, and behind-the-scenes work. An account that only posts active listings speaks to the small number of people transacting right now, while the audience that eventually hires you follows for local knowledge.
- How do I pitch property video services to an agent?Lead with a sample built from a listing you have rights to, price it as an add-on rather than a new service, and be explicit that it is concept work if the agent is not yet a client. Do not build a pitch sample from a listing you do not represent, since that is copyright infringement.
- What is a listing reel?A short vertical video, usually 15 to 30 seconds, that presents a property for social feeds like Instagram Reels, TikTok, or YouTube Shorts. It differs from a full property tour by selecting a few strong moments to create interest rather than documenting every room.
- What is the difference between a virtual tour and a listing video?A virtual tour is interactive and viewer-controlled, letting someone navigate a property at their own pace from a listing page. A listing video is linear and directed, built to be watched passively in a feed. Tours serve buyers already interested; videos create interest in the first place.
- Do listing videos help rent properties faster? They reduce wasted showings more reliably than they reduce total time on market. Applicants who can see the layout, condition, and price before booking self-select out earlier, which means fewer viewings with people who were never going to take it. For a landlord, that saved time is the main return.
Costs
- How much does a real estate video cost?Professional listing video from a local production company typically runs several hundred to a few thousand dollars per property, driven mostly by crew time and travel. Software that builds video from existing listing photos costs a monthly subscription instead, trading cinematic walkthrough footage for speed and per-listing economics that work on every listing.
- Do I need to hire a videographer for a listing? Not for most listings. Hire a videographer when spatial flow, an on-camera agent, drone work, or a genuinely cinematic production is the point, which usually means luxury or flagship properties. For social content and standard listings, a directed video built from listing photos covers the need at a fraction of the cost.
AI and disclosure
- Do I have to disclose that a property video used AI?Platform rules and honesty both point to yes when AI materially changed what the property looks like. Meta, TikTok, and YouTube all require disclosure of realistic AI-generated or altered content. Subtle motion on a real photograph is a presentation choice; generating rooms or features that do not exist is misrepresentation.
- Is AI-generated real estate video any good?It is genuinely good at adding directed motion to real property photographs, which is the useful application. It is unreliable at inventing spaces, and doing so in property marketing is misrepresentation anyway. Judge it by whether it presents the actual property well, not by how much it generates.
Production
- How many photos do you need to make a property video?Between 10 and 20 photos produces a solid 20 to 30 second video. Fewer than eight leaves too little to build a sequence. More than 25 usually means each frame gets under a second, which reads as a slideshow. Quality and variety matter more than count.
- Can you make a real estate video from photos only?Yes. Applying directed camera motion to still photographs produces a genuine property video without any filming. Because each frame is a photographer's chosen composition, the result is often cleaner than handheld footage. It cannot show continuous movement through space the way a walkthrough can.
- What photos should I take for a listing video?Shoot an exterior or arrival frame, the main living space, the kitchen from two angles, each bedroom, each bathroom, any outdoor space, and two or three detail shots. Photograph in daylight with interior lights on and the camera level at chest height. Fifteen to twenty frames is the working target.
- Should a real estate video have music?Yes, but assume nobody hears it. Most feed viewers watch with sound off, so the video must work silently and treat music as an enhancement. Use the platform's licensed audio library rather than commercial tracks, since copyrighted music gets videos muted or removed.
- Should real estate videos have captions and text overlays?Yes. Most viewers watch with sound off, so text carries the message. Put the hook in the first frame, keep overlays to a few words, and place them away from the top and bottom of a vertical frame where platform interface elements sit. Text also makes video accessible to deaf and hard-of-hearing viewers.
- How do I make a listing video quickly?Start from the photos you already have rather than filming. Select 15 to 20 frames, order them the way you would walk a buyer through the property, apply restrained motion, add a hook in the first frame, and export vertical and horizontal. The photo selection is where the quality is decided.
- Can you make a video from a Zillow or Airbnb link?Yes, if you have the rights to the photos in that listing. Pasting a listing URL is a convenience for gathering images you are already authorized to use, typically your own listing or your own rental. It does not grant rights to photos from a listing you do not represent.
