Lead with a sample built from a listing you have rights to, price it as an add-on rather than a new service, and be explicit that it is concept work if the agent is not yet a client. Do not build a pitch sample from a listing you do not represent, since that is copyright infringement.
Build samples you actually own
Use your own listings, a property you own, or a listing you have written permission for. Pulling photos from an agent's active listing to pitch them is infringement, and agents recognize their own properties immediately.
Show, do not describe
A thirty-second sample communicates more than a deck. Agents evaluate this visually and in seconds, so the sample is the entire pitch.
Position it as an attachment
Offering video as an upgrade to something the agent already buys converts far better than presenting it as a separate service requiring its own budget decision.
Be honest about what it is
If a sample is concept work rather than a delivered client project, say so. Implying a client relationship you do not have is the fastest way to lose the one you are trying to start.
