A virtual tour is interactive and viewer-controlled, letting someone navigate a property at their own pace from a listing page. A listing video is linear and directed, built to be watched passively in a feed. Tours serve buyers already interested; videos create interest in the first place.

Virtual tours

Usually built from 360-degree captures, these let a viewer move through a property themselves. They serve a buyer who has already found the listing and wants to understand the layout, and they are strongest on the listing page.

Listing videos

Linear, directed, and passive. The viewer sees the sequence you chose in the order you chose it. This works in a social feed, where nobody will interact with a navigation control.

They are not substitutes

A virtual tour cannot be posted to Instagram, and a listing video cannot answer how the bedrooms connect. Properties with real marketing budgets usually have both, serving different stages of the same buyer's process.

If you can only do one

For most listings, video. It reaches people who have not found the listing yet. A tour only helps people who already have, and those people can also book a showing.
