A polished property video starts before animation. It starts with permission, selection, and a clear reason for every frame to exist.
Distribution is decided before anyone chooses to watch
Feed platforms measure whether people keep watching, and that measurement starts immediately. A video that loses viewers in the first two seconds is shown to fewer people, which means the opening frame affects reach more than anything else in the edit.
Lead with your single best image
Agents habitually open with the exterior because that is how a tour begins in real life. If the exterior is unremarkable and the kitchen is exceptional, open with the kitchen. Chronology is a convention, not a requirement, and the feed does not reward it.
Put a fact on screen, not a label
A Just Listed banner tells a scrolling viewer nothing. Four bedrooms, walkable to the beach, under a stated price tells them whether this is for them. Specific numbers and places consistently outperform marketing language in the opening frame.
Do not open on motion that has not started
A frame that begins mid-movement reads as already in progress and holds attention better than one that starts static and then eases in. The first moment should already be going somewhere.
