An owner-operator of a leisure property competes on destination appeal and wants bookings that do not route through a platform.
What gets in the way
The destination sells before the property does
A guest chooses the region, then the dates, then the property. Marketing that opens with interior details is answering the third question to someone still asking the first.
Seasonality changes the entire pitch
The same cabin is a completely different product in July and January. One set of marketing serving both seasons underserves both, and reshooting each season is not realistic.
Platform dependence is expensive and fragile
Platform fees compound, and a ranking change can remove a season of bookings overnight. Direct booking requires marketing assets you own and can point anywhere.
The workflow
- Open on the destinationLead with the view, the water, the trailhead, the snow. Establish where this is and why someone wants to be there before showing a single interior.
- Cut seasonal variantsBuild a summer version and a winter version from the same photo library, each leading with that season's reason to come.
- Show the gathering spacesLeisure properties are usually booked for groups. The long table, the deck, the fire pit, and the bunk room matter more than a primary suite.
- Drive to your own booking pageUse the video on your direct booking site, in guest follow-up email, and in social posts pointing to your own URL rather than a platform listing.
- Destination-first structure that matches how guests decide
- Seasonal variants from one photo library
- Built for direct-booking sites and guest email
- Reduces dependence on a single platform's ranking
Questions
Should the video show the area or just the property?
Both, in that order. The destination establishes desire and the property closes it. Opening with interiors assumes a decision the guest has not made yet.
How do I market the off-season?
Change what you lead with rather than discounting first. A property that leads with a lake in July should lead with a fireplace, snow, and quiet in January. Same property, different product.
Can this help me get direct bookings?
It gives you an asset you control and can point at your own booking page, which is the prerequisite. Direct booking still requires a booking site and a reason for the guest to trust it.
