Residential video conventions do not transfer
The emotional grammar of residential marketing is wrong here. A tenant evaluating twelve thousand square feet of warehouse cares about clear height, dock doors, column spacing, and power. Lifestyle framing actively obscures those facts.
Decisions are made by committees remotely
A CRE decision typically involves several people in different places, most of whom will never tour the property in person. The video is often the only shared visual reference the committee has.
The specifications are the selling point
In commercial the numbers close the deal. Square footage, ceiling height, parking ratio, power capacity, and zoning are what the audience needs, and they need them stated rather than implied.
